State Compliance Property Inspector

Spectrum Enterprises, Inc. specializes in compliance oversight for the Low-Income Housing Tax Credit (LIHTC) program. Our services include document analysis, tenant file reviews, application pre-approvals, staff training, and site inspections of previously certified low-income housing units. Our national client base includes state housing agencies, leading investors, syndicators, developers, and asset and property management companies.

We are currently seeking a State Compliance Property Inspector to join our State Compliance team. This is a permanent, full-time remote position, with an initial focus on conducting inspections primarily in West Virginia. The ideal candidate will possess the following skills and professional characteristics, with previous LIHTC compliance experience or familiarity preferred:

Key Responsibilities:

  • Perform property inspections for compliance with state housing programs based on the National Standards for the Physical Inspection of Real Estate (NSPIRE).
  • Communicate with state agencies as needed.
  • Coordinate with management agents to confirm audit dates.
  • Obtain rent rolls and site review sheets from property agents and select units for inspection.
  • Photograph each property.
  • Provide management agents with a list of violations.
  • Write detailed inspection reports.
  • Make travel arrangements for out-of-office trips as needed, maintain travel receipts, and submit them to accounting per the employee handbook.
  • Provide inspection data to IT for integration into the inspection phone app.
  • Participate in meetings with state agencies.
