Give Thanks!

Last Thursday was Thanksgiving. For what did you give thanks? Maybe you were thankful for one of these reasons:
- If you work at a tax credit property without HOME funds, give thanks. You don’t have to work with the changes brought about by the HOME Program Final Rule;
- If you work at a HOME property with funds committed prior to 8/23/13, give thanks. You don’t have to work with the changes brought about by the HOME Program Final Rule;
- If you do work at a HOME property with funds committed after 8/23/13, you can still give thanks. The new inspection rules don’t take effect yet!
- If you are a full time student household living at a tax credit property without HOME funds and you qualify for a tax credit student exemption, give thanks. You aren’t subject to the new HOME student definitions;
- If you are a full time student household living at a HOME property with funds committed prior to 8/23/13, give thanks. You can stay in your unit as the new definition doesn’t affect your property;
- If you are an applicant applying to live at a HOME property with funds committed after 8/23/13 and you are a student, you may find you are not eligible to live at the property due to the new student definitions adopted in the HOME Final Rule
- If you are the owner of a HOME property with funds committed prior to 8/23/13, give thanks. You won’t be charged a compliance monitoring fee for your HOME units.
