Give Thanks!

Last Thursday was Thanksgiving. For what did you give thanks? Maybe you were thankful for one of these reasons:

  1. If you work at a tax credit property without HOME funds, give thanks. You don’t have to work with the changes brought about by the HOME Program Final Rule;
  2. If you work at a HOME property with funds committed prior to 8/23/13, give thanks. You don’t have to work with the changes brought about by the HOME Program Final Rule;
  3. If you do work at a HOME property with funds committed after 8/23/13, you can still give thanks. The new inspection rules don’t take effect yet!
  4. If you are a full time student household living at a tax credit property without HOME funds and you qualify for a tax credit student exemption, give thanks. You aren’t subject to the new HOME student definitions;
  5. If you are a full time student household living at a HOME property with funds committed prior to 8/23/13, give thanks. You can stay in your unit as the new definition doesn’t affect your property;
  6. If you are an applicant applying to live at a HOME property with funds committed after 8/23/13 and you are a student, you may find you are not eligible to live at the property due to the new student definitions adopted in the HOME Final Rule
  7. If you are the owner of a HOME property with funds committed prior to 8/23/13, give thanks. You won’t be charged a compliance monitoring fee for your HOME units.
